Most of South Florida remains in a Sellers market with some areas seeing shifts to a buyers market. In the areas that I typically farm, the inventory is very low and the demand is considerably high. Most Agents will set up automatic searches that inform them and the buyers when new properties are listed in their preffered area. The moment those new properties are listed and the pictures show up, showings begin to be scheduled as if its the last piece of property available on earth. Buyers begin to view the property and offers start flying in and stacking up. What does that cause? A bidding war.
Ask your Agent if your preffered area is in a Sellers or Buyers Market. If its Buyers market there is opportunity for negotiation. In a Sellers Market not so much as you can see, with multiple offers the sellers with get what they ask for and sometimes even above asking. So if you are in love with a property and don't want to lose it, you need to ACT FAST and submit your highest and best offer. Hesitating may have you back on the search.
