This is one of the reasons I became a fan of new construction. A lot of my clients were tired of getting beat out of homes with multiple offers even on homes they would have to go in and make updates to in order to fit their style. With inventory being so low in #DFW, new construction is often a choice.
I have noticed more builders building homes catering to a lower price point such as low to mid 200s up to $300. As a #NewHomeSpecialist, I will tell any buyer that new construction homes aren't perfect by any means. The affordability is based on the land being affordable and to truly get affordable, you will have to look at areas outside of popular areas. Do all of these homes offer all the thrills and frills? No. However, you can add whatever you want to make a home yours! As a homeowner, you'll make trips to Lowes and Home Depot to make the home YOURS. With new construction, find the floorplan that fits your needs and your budget. You can build to create the look you want. TIP: Some builders may not even offer what you want. THERE WILL BE COMPROMISE EVEN WITH NEW CONSTRUCTION. Please re-read that line.
Don't write off perfectly good homes because it isn't the vision you saw. Create it. As a homeowner, you'll still create the look and atmosphere that you want and pay an affordable price still with new construction. Plus, every 4 homes they sell, the prices go up. New construction can increase up to $20K in a year's time. You could pay today's price for a home tomorrow. I can name at least 10 communities under $300K within Collin, Denton, and Dallas counties. #DontSleep

So during this whole process they did not tell their boys they were buying a home. Towards the end their boys overheard them talking about a loan but still had no idea as they told them a loan could be for many things just not a ๐Ÿ . So before I handed them their keys we met at the house and we acted like they were just getting ready to look at it. We made it about their boys making the decision. So after they walked the house I asked them what do y'all think, should your parents buy it. They all loved it and said yes and couldn't stop smiling. So I told them wait one second as I walked around the house and grabbed our sign. I asked, do y'all know what the SOLD part means. One mentioned it means someone is buying it and the oldest said it means someone already bought it. I said you are correct someone has already bought this home and that will be your family. They were shocked and all smiling. I said boys your parents have sacrificed so much and worked very hard to buy you a place to call HOME so please keep doing good in school and your sports, that the sky is the limit.
All night I could night be happier and shared with my wife. Such a blessing to surprise them and see the joy on their faces.

What is a seller's market and a buyer's market? Simply put it reflects the inventory available in a market. If there is LESS THAN 6 months of inventory, the market is a seller's market. If there is MORE THAN 6 months of inventory, the market is a buyer's market. If it is right at 6 months, we are looking at a balanced market.
DFW as a whole is listed at 2.6 months of inventory which makes it a seller's market. What does that mean for sellers? There is a chance (depending on price range, condition, and location) you may see multiple offers on your home. What does it mean as a buyer? There will be competition based in price range, condition, and location. Is that a scary thing? Nope. Your game plan has to be tight in either situation whether you are the seller or buyer. In this situation, sellers tend to let the dollar signs talk to them whereas we still have other things to consider such as the inspection and appraisal.
Buyers may feel like they have to bid the house. Maybe but not necessarily. I tell my clients there may be a few things we increase and a few things we take off in multiple offer situations. You have to bid each and every time as if there are multiple offers because you don't know what offer may come in before or after yours. Clients tend to not bid no more than the home can appraise for and still win. This is where professional advice comes in and take heed to that advice that is given. Whereas you as a consumer do this once every few years, a professional does it day in and day out and studies the market. Find you the professional who knows the market and can help you take advantage of it but the key to it is to be REALISTIC.

In real estate, you have to be realistic based on your local market. I tend to tell clients that not everyone buys where they think they are going to buy. In most cases, people want to buy where they rent not understanding what homes costs where they rent. As a market expert, I break down the trends of different areas. Pay attention to the trends. It may be the area literally across the street from where you want to live that fit your budget.

UNDER CONTRACT!!!! I had a client last year that didn't quite make it to the finish line. We got close and she fought to get there but it didn't quite happen. She told me that she would be back.

On Jan 2 bringing in the New year I weighed in at 202.3 lbs. (see pic with other stats). I wasn't happy with the way I looked which reflected on my confidence within different aspects of my life. I had to do something about. So I started to eat better with some working out at gym (too cold for Camp Gladiator). In March I weighed in at 200.7. I was eating better and working out but wasn't consistent so weight went down up down up. Still not happy I knew I needed to make another change. That change was to get back on a meal plan with Herbalife. I tried it 2016 dropped a lot of weight, thought I didn't need it which resulted back to old habits and weight gain.

Today being consistent for about 6/7 weeks with meal prepping (from my biggest supporter my wife) along with #herbalife products - I'm down to 187.3 lbs. That's 15 lbs โฌ‡๏ธ. Freaking amazing. More energy, clothes are looser, new belt, but most of all more confidence.

Now don't be a debbie downer with critizing what I'm doing or what I'm taking. Lots of diets and/or plans out there. Just try them out and keep doing the one that gets you the results. I'm good with where I'm headed. Going to continue to hit my goal of 170 lbs. And now that it's heating up time for some Camp Gladiator to achieve higher results in my transformation.

Moral of the story: IF I CAN DO IT SO CAN YOU!! Slow and steady wins the game.
