When we choose growth over perfection, we immediately increase our shame resilience. Improvement is a far more realistic goal than perfection. Merely letting go of unattainable goals makes us less susceptible to shame. When we believe “we must be this” we ignore who or what we actually are, our capacity and our limitations. We start from the image of perfection, and of course, from perfection there is nowhere to go but down.

THE GREAT GRASS DEBATE

I'll be honest, I’ve always had strong dislike for synthetic grass. I hesitated even making this video. However, fake (or artificial grass) has come a very long way in recent years. And, lately, I've been inundated with inquiries like "should I consider fake grass?" and "what do you think about fake grass?"

MY THOUGHTS
Outside of the basic (and somewhat debatable) economic and environmental benefits of artificial grass, here are a few here are a few things to know when considering the investment...

1. DON'T BE CHEAP
What I mean is spend the money on the good stuff. Here in LA quality, synthetic turf will run $8-$12 per square foot.

2. ARTIFICIAL GRASS ABSORBS HEAT AND RAISES TEMPERATURES
So, be mindful of your home's orientation, sunlight exposure and the macro reason of why you're getting the fake stuff in the first place.

3. MIXED REVIEWS FOR PET OWNERS
Real grass is very permeable and absorbs most things very well, including animal waste. This is not the case for artificial grass. Depending on your animal you might want to reconsider.

SUMMARY
I'm actually a fan of the fake stuff (assuming it's a quality product). However, I also recommend people explore other, natural and indigenous drought-resistant landscaping.

BREAKING BOUNDARIES
(value rant!!!)

On my way to show homes across town and got into a debate (phone call) with an agent, I respect about specializing in one area/neighborhood VS branching out and getting to know different neighborhoods, communities etc.
-
Here are my thoughts (warning, actually a rant): We (agents) are in the business of providing value right? And, in my humble opinion, giving a client an opportunity to experience neighborhoods he/she/they might not have considered is a huge value. Simply put, the more you know, the more you can offer.

Since I started my Real Estate career I wanted to know which neighborhoods were the best value and overall fit based on budget, needs, wants, dreams etc. I work at this every day to learn more about this beautiful city.

BE WARY OF THE FLIP!

We are living in the era of Home-Flipping Reality TV. However, in reality, I can tell you from experience that not all house flipping/renovation is created equal. You really have to know what you’re getting into before actually finalizing the home purchase. Hopefully, these 3-tips will help you avoid the “lipstick on a pig” inventory out there…

Tip #1: Don’t Skimp On Inspections!
Really though; even if the Carrara-marble countertops are shiny-new and the wood flooring is decedent. You should hire a pro to inspect most aspects/systems of the home.

Tip #2: Verify Permits!
Many people don’t know you can actually hire someone (for pretty cheap) to verify permits down at the building department on your behalf. Make sure permits haven’t only been pulled but there aren’t any outstanding violations you’ll get stuck with as the new owner.

Tip #3: Background Check Contractor and/or LLC!
Wouldn’t you want to know if this contractor/LLC has a good rep, real experience or more importantly ethically in his/her work? Trust me, this is important and often overlooked. If the Listing Agent doesn’t have any additional info embrace the power of a google search.

IS THE MARKET CRASHING?

We are long overdue for a Real Estate Market correction. Are we experiencing one right now? Here are my thoughts...

Most neighborhoods across the country have hit their "price-wall". Meaning; buyers are only willing to pay so much for a home and the frenzy bubble has popped. So, buyers are pumping the brakes.
-
Sellers, however, are overpricing property and wondering why it's sitting on the market. I'll tell you why; it's not the same market it was a year ago. You have to be smart with pricing.
-
The pendulum will start to swing back towards a normal market (about damn time) and I'm optimistic the housing market will strengthen in the long-run from this much-needed pricing/inventory correction.
