Picked up rent from some tenants today🤗. Most landlords fix their properties up to get top dollar when renting. I fix my properties up and keep it affordable because I believe in giving my tenants the feeling that they’re getting more than what they’re paying for. I use this tactic for one it keeps our tenants so I’m not looking for new tenants every couple of months. Most studios, efficiencies or apartments don’t include a washer or dryer but I have them in mines. 3 years ago my husband and I only had 2 sources of income my online business and he’s a barber. Fast forward today we have 7 incomes combined but we still work hard like we only have 1 income so we can retire early when we have reached our monthly residual income goal. As an example we have studio that can easily rent for $900 but we only charge $600. $600 seems small but let me break it down add up the $600 x12 from one of our tenants that’s $7200 a year in residual income. Imagine having 10 studios that’s a residual income of $72,000 a year. That’s $144,000 in 2 years. If you save your money and get yourself a 20 unit building rent them out at $600 as well now you have 30 units bringing in $18,000 a month...that’s $216,000 a year. This is the smallest amount that any of our tenants pay. Even though it’s the smallest it’s important because you don’t have to start big in the real estate business. You don’t have to go after the rental properties that will give you $2000 a month because a lot of people fall on hard times which leads to a lot of people not being able to pay their rent I know because I was one of them. As the land lord a tenant who doesn’t pay their rent leaves you with a negative income. $600 is something most people can afford by getting a job under the table, fast food restaurants, a mall etc...which means a payday for the landlord every month. Instead of thinking BIG rentals think LONGEVITY.
